Procedure to Sell or purchase a land & property

1st Step –Check Land Title details from the Concern Settlement Office, Urban Development Office, Municipality Office, Sub Register Office, Civil Court, Land Boundary, Google Map, and two no’s local references etc.

2nd Step- If it is muted then takes a copy from the Settlement officer or, if it is not muted then apply for mutation and collect a Mutation Copy.

3rd Step- Then Collect Non- Encumbrance certificate from Sub Register office

4th Step: - Then collect a Form 50 for any Civil Dispute pending in the court.

5th Step: - If everything is ok then make an Advance Deed (Byna) with an advance payment of instant property.

6th Step: - Then apply for Land Transfer NOC from District Commissioner Office with enclosement of NOC filled up form, Seller & Purchaser KYC, Photo & Affidavit, Land updated tax copy, land Mutation Copy, Land Non Encumbrance Copy, Civil Dispute clearance copy etc.

7th Step: - Then apply for NOC from Urban Development Office or Municipality office if it is from Urban Areas property.

8th Step: - Then after receiving Land Transfer NOC from District Commissioner Office and NOC from Development Office or Municipality office then check the land valuation as per govt chart or make a Land Valuation Certificate from the land valuer officer and then make/draft for transfer deed and finalise through the seller & purchaser.

9th Step: - Then submit to the Concern Sub Register Office for registration through Online or Offline.

10th Step: - Then after Registration take the Registered Land Deed from the Sub Register Office and further apply for mutation of the property for new owner and take mutation copy from the settlement officer and give whole documents to the purchaser.
